July 2026 Northern Virginia Housing Market Update: More Homes, More Time, and a Market That's Finding Its Balance

The July housing market delivered a little bit of everything.

Inventory is up. Homes going under contract are down. Closed sales are actually up. And mortgage rates? They're still hovering right where they've been all summer.

If you're thinking about buying, this may be the most breathing room you've had all year. If you're selling, buyers are still paying strong prices—but the strategy for selling successfully has changed.

The Biggest Headline This Month

Inventory Is Rising, Giving Buyers More Choices

Inventory increased nearly 7% from last month, bringing the total number of active homes on the market to approximately 2,400.

For buyers, that's great news.

More inventory means:

  • More homes to choose from
  • Less pressure to make rushed decisions
  • More opportunities to compare homes before writing an offer

But perhaps the biggest headline isn't inventory.

It's buyer behavior.

Homes going under contract fell nearly 14% from last month.

That doesn't mean buyers have disappeared.

It means they're no longer rushing into decisions.

Instead of feeling pressured to make an offer within a day or two, buyers are taking more time to evaluate their options and make confident decisions.

Meanwhile, closed sales increased nearly 10%, with more than 1,000 homes selling over the past month.

People are still buying.

They're simply not sprinting anymore.

The Market Is Shifting—But It's Still a Seller's Market

One of the most important indicators of market conditions is months of inventory.

Last month, our region had 1.27 months of inventory.

Today, we're at 1.57 months.

That's nearly a 24% increase in just one month—the largest monthly increase we've seen all year.

While that's a significant shift, perspective matters.

A balanced housing market typically has 4 to 6 months of inventory.

We're still nowhere near that.

Our local market remains a seller's market, but it's becoming noticeably more balanced. Buyers have more leverage than they did just a few months ago, while sellers need to be more strategic than ever.

Buyers Finally Have Time to Think

The median days on market increased from 22 days to 28 days.

That extra week may not sound dramatic, but it changes the entire buying experience.

Instead of making one of life's biggest financial decisions over a single weekend, buyers now have additional time to:

  • Tour multiple homes
  • Compare neighborhoods
  • Review financing options
  • Make thoughtful decisions

That's one of the healthiest changes we've seen in today's market.

Showings Are Down—Presentation Matters More Than Ever

Buyer traffic has softened.

Showings per listing declined by more than 12% compared to last month.

For sellers, that means every showing carries more weight than ever before.

Pricing and presentation are no longer optional.

They're the entire game.

Today's successful listings stand out because they include:

  • Professional photography
  • High-quality video marketing
  • Strategic online advertising
  • Clean, well-maintained interiors
  • Thoughtful staging and preparation

Homes that are priced correctly and marketed professionally continue to attract buyers.

Homes that aren't prepared properly are taking much longer to sell.

Sellers Are Still Receiving Strong Offers

Despite buyers slowing their pace, sellers continue receiving impressive offers.

Homes are currently selling for 99.7% of their asking price on average.

Just a few months ago, many homes were selling above asking price.

Today's slight decline isn't a warning sign.

It's simply evidence that the market is becoming more balanced.

Lowball offers still aren't winning.

Buyers are willing to pay fair market value for homes that are priced correctly and presented well.

Home Prices Are Stabilizing

Average home prices remain around $620,000.

While prices dipped by roughly 0.5% from last month, that's not depreciation.

It's stabilization.

After several years of rapid appreciation, a slower pace of price growth is actually a healthy sign for the market.

Stable pricing creates confidence for both buyers and sellers and helps support long-term market strength.

Mortgage Rates Remain Stuck Around 6.5%

Mortgage rates continue hovering around 6.5%, with Freddie Mac reporting a 30-year average near 6.55%.

Many buyers expected rates to decline this summer, but geopolitical uncertainty has kept them elevated.

Rather than Federal Reserve decisions, recent rate movement has been influenced largely by global events.

Waiting for rates to drop significantly could mean missing one of the best buying environments we've seen in months.

What This Means for Buyers

This is the most leverage buyers have had in quite some time.

You have:

  • More homes to choose from
  • More time to make decisions
  • More negotiating opportunities

If you're financially ready, don't spend months waiting for mortgage rates to rescue you.

Homes are absolutely still selling.

In fact, many sellers continue receiving nearly full asking price.

But today's market requires preparation.
